We are an Asset based Direct Lender that provides short term business-purpose loans through wholesale and retail channels for Real Estate Investments in: Bridge loans, fix and flip and ground up construction.
All loans are based on credit, experience and liquidity.
Georgia, Utah and Texas are for an exception only.
Fix/Flip - (by exception only) rehab / construction deals tend to be up to 80% Loan To Cost, no greater than 65% of the ARV
- Rehab / Construction CA loans (by exception only)
- 10% - 12.5%+ new first with holdback, 1.5 points plus broker
- max of 85% of the costs (purchase price/value + costs spent + budget to finish),
- no greater than 70% of ARV.
- If a purchase, then max Day 1 purchase loan up front 80-85% LTV.
- Interest Only payments. No prepayment penalty. 12 - 18 month note
- Ground Up deals need extensive experience of similar size and scope, good credit and assets.
